The civil contract was awarded to SNL Construction, and machinery arrived on site last week to start making way for roads and services at the estate, which will have a gated entry off Ferguson Street.
The land lease community is being developed by Lincoln Place, and on completion will include 160 homes and resort-style community facilities in landscaped surrounds.
Weather permitting, the first stage of civil works (comprising 43 home sites) is due for completion by the end of May.
Community facilities, including a residents' clubhouse, pool, bowling green, sports pavilion, theatrette, gym, craft and games room and outdoor dining and barbecue areas, are expected to be finished by August.
Lincoln Place business development manager Steve Bowmaker said home sales are progressing well, with buyers from as far away as Inverell and Queanbeyan, as well as a lot of local inquiries.
"Everyone has been impressed with the style of homes and the site, and that the community facilities are going in as part of stage one; you don't have to wait for future stages before it goes in," he said.

Lincoln Place has worked with Hunter Valley Homes to create home designs that that reflect the area's heritage.
Mr Bowmaker said the estate delivers much-needed age-appropriate housing to the Hunter Valley region.
"Residents seeking to downsize and remain in the region will be able to choose a new home with all modern fittings and become part of a community where there are facilities and activities to support the lifestyle they want," he said.
"Campbell Estate is designed for people who want to live independently in a modern home at a fraction of the cost of traditional housing options.
"Choosing a home within Campbell Estate will in most circumstances allow the resident to release equity from their existing home to truly enjoy life."
Sites can be secured for a refundable fee of $1500. The on-site sales office is located in Ash Street and is open by appointment on 1300 844 492.
